We’ll visit your property to assess whether it fits the needs of our clients or guests. This is also a great opportunity for us to get to know each other, understand your goals, and explain which of our services - guaranteed rent or management-only - best suits your needs. In most cases, we’ll give you an indicative answer on the spot.

Within a day of viewing, we’ll send you a tailored proposal.
For guaranteed rent, this will include a fixed monthly income for 3–5 years, with options like break clauses discussed upfront.
For management-only clients (e.g. short-term lets via Airbnb), we’ll outline our fee structure, revenue estimates, and services included. -
Guaranteed Rent: We’ll carry out a free cosmetic upgrade and professional staging to meet the high standards expected by our long-term clients. We also include professional photography - yours to keep for future use.
Management Only: You remain financially responsible for upgrades, but we’ll organise everything on your behalf - from refurbishments and styling to photography - ensuring your property is guest-ready and appealing on platforms like Airbnb. -
Guaranteed Rent: We serve vetted professionals and families in need of high-standard, long-term accommodation. You get paid regardless of occupancy.
Management Only: We market your property across top booking platforms and handle all guest communication, screening, and support. You earn from every night booked.

For both service models, we take care of cleaning, regular inspections, and minor maintenance.
Guaranteed Rent: We cover the cost of all routine maintenance and cleaning.
Management Only: These services are charged as part of your package or agreed on a case-by-case basis. Either way, we handle everything - no late-night calls, no stress. -
As the agreement nears its end, we’ll review your goals together. Whether that means extending the arrangement, transitioning from guaranteed rent to management (or vice versa), selling the property to us, or simply handing back the keys in excellent condition - we’ll work out the best path forward, on your terms.
